| The strategic engineering planning for the redevelopment of three existing 1950s office buildings within Procter Street.   The original structures were maintained and new cladding and internal planning included into the development.  The process required the submission for Planning Permission to Westminster Council, which was gained without affecting the design programme. The strategic plan was developed to construction stage including the detailed space planning of all internal areas. Downie Consulting developed the integrated engineering services solutions to minimize construction programme. Fire safety systems were installed complying with Section 20 including fire suppression and communication to a central fire control room located in a basement area. The project required intense liaison with the planning department and significant advance planning with occupancy and the construction team to co-ordinate the decanting and phased development.   Environmental System The system operates through high level distributed chilled water and air. The beam operates both in a radiant and volumetric mode to achieve heat displacement. Considered to provide high level comfort. The beam is designed to include lighting and electrical services. Detailed CFD analysis confirmed that the Active chilled beam system could maintain Institutional Standards. |
